Katy Real Estate is Flying High
The word is out, and it looks like folks are paying attention. We've seen a huge increase in activity in the world of real estate and it looks like there is going to be a mad rush to get things closed before the Homebuyer Tax Credit expires. With this said, I wanted to take a moment to prepare our readers for what lies ahead.
We only have until April 30th.
In order to qualify for the credit, we must have an executed contract in place before April 30th. Over the last 3 weeks it seems that every home I show has had multiple showings on that day, and we are seeing multiple contracts on homes for sale in the Katy and West Houston area. If you have been on the fence about buying a new home it's time to take that leap. I don't have a crystal ball, but there are many indicators that suggest lending requirements may tighten some more and rates are almost certain to rise. If you have the means, now is the time to buy.
Be prepared to hurry up and wait.
Rushing out to find a home is only the tip of the iceberg. The other aspect of the tax credit is that the transaction must close by June 30th. Since that's two months away it should be a piece of cake, right? Not necessarily. We must keep in mind that we are dealing with an industry that has been in the dumps for an extended period of time. All of the lending institutions and their support are operating on skeleton crews.
Over the next 3 weeks we will flood an already busy industry with a huge amount of business, and there is only so much these folks can do in one day. Appraisers, surveyors, inspectors, and underwriters will all be pushed to their limits and beyond over the next couple of months. While they are happy to see the work, they are still not in a position to handle the flood of contracts that are currently pouring in. It's a good problem to have, but a problem none the less.
